Buyer’s Guide

If you are considering buying a Bar in Spain there is a lot to take in. With any business whether you are considering buying a bar in the UK or here in Spain there is always a risk associated to it but this can be minimised by using Bars for Sale Spain.

It has been estimated that 80% of pubs and bars for sale on the Costa del Sol are British run but this does not mean the market has reached saturation. The Costa del Sol is relatively English speaking and is still considered a more attractive and viable option than running a pub in the UK and you are guaranteed wall to wall sunshine for 320 days of the year.

Unlike the UK where the cost of purchasing a free house pub (which have recently dramatically increased in price), Spain offers you a stable market where you can still buy free of tie leasehold pub for as little as 10,000 pounds, making it a cheap and more accessible way of buying a viable bar in the sunny climates of Spain.

Bars for Sale Spain have the most extensive portfolio of pubs and businesses and you are more than welcome to visit our offices in Fuengirola or Benalmadena where we will give total access to the Bars For Sale Spain database. We can also arrange inspection trips for you to view the bars that are of interest to you. We will accompany you on all the viewings to save you time and money.

Once you have decided that you wish to purchase a business the first step is pay a reservation deposit normally 5% or €3,000 Euros this will ensure the business is withdrawn from the market place immediately. At this stage we will introduce you to a legal Gestor to begin the process of checking all the documentation in relation to the business.

We normally allow 30 days from receipt of the deposit to completion so you need to ensure you have the funds in place before agreeing to purchase. Potential new buyers must also be aware of the additional legal and transfer cost which are approximately €1700 Euros.

The Gestor will take responsibility to ensure that there are no undisclosed debts in relation to the business. They will liaise between you and the landlord to ensure that you receive a new lease agreement with the maximum term and no unusual conditions.

They will organise your Spanish NIE number – this certificate will allow you to run and own a bar in Spain. They will also register you with both the tax and VAT allowing you to concentrate on setting up your new business rather than worrying about paperwork issues.

Once all the legal matters have been completed, and you have taken over your dream business, the hard work and sharp reality begins. Being in a foreign country must be quite scary, a new language and no idea where to get anything from, Beer, wine, spirits, and food – it can be a daunting thought.
